Where to Find It
Booking rules are configured under Property > Calendar > Booking Rules. This section controls who can book and when, independent of your rates. The main settings are minimum night stay, maximum night stay, advance notice required before check-in, and turnover/prep days between reservations.
Minimum and Maximum Night Stay
The minimum night stay is the shortest booking you’ll accept. A minimum of 2-3 nights is standard for most vacation rentals. It filters out guests who are looking for a hotel alternative and reduces turnover costs. For high-demand periods like holidays or local events, you can set seasonal minimums (longer stays) to protect your calendar from short gaps that are hard to fill.
Maximum night stay limits how long a single booking can be. Most hosts don’t set a maximum unless they’re concerned about specific situations like long-term tenants acquiring rights in certain jurisdictions, or if they want to keep their calendar open for shorter, higher-revenue bookings rather than long low-rate stays.
Advance Notice
Advance notice sets how far in advance a guest must book before check-in. Setting this to 24 or 48 hours means guests can’t book for tonight or tomorrow without that buffer. This gives you time to prepare and reduces last-minute scrambles. If you have a professional co-host or cleaning team that can turn a property quickly, you can set this to zero to capture more last-minute bookings, which often come at a premium.
Turnover Days
Turnover days block a set number of days on either side of a reservation for cleaning and preparation. A setting of 1 day means the day before and after each booking are unavailable. This prevents back-to-back bookings that your cleaning team can’t handle. If your cleaners can turn the property same-day, you may not need any turnover buffer, but most hosts find that at least one day between stays reduces stress and maintenance issues.
