Where to Find It
Rates are managed under Property > Pricing > Rates. You’ll see your base nightly rate at the top, along with options for weekend pricing and seasonal adjustments. This is separate from your fee settings (cleaning fees, pet fees, etc.), which live under Fees.
Base Rate
Your base rate is your default nightly price when no other rules apply. It’s the floor everything else builds on. Set it to reflect what you want to earn on a typical weeknight in your shoulder season. Resist the urge to set it high and rely on discounts to fill the calendar. Channels like Airbnb factor rate consistency into their pricing signals, and dramatic last-minute discounts can train guests to wait.
Weekend Rates
Futurestay lets you set a separate rate for Friday and Saturday nights. Most vacation rentals see higher demand on weekends, so a weekend premium is standard practice. A 15-25% uplift over your base rate is a reasonable starting point for most markets. If your property is in a destination that books primarily on full weeks (beach houses, ski cabins), the weekend premium matters less and you may prefer to use seasonal rates instead.
Seasonal Rates
Seasonal rates let you override your base rate for specific date ranges. You can set as many seasonal periods as you need. A common setup has three to five seasons: low, shoulder, peak, and any holiday windows. Seasonal rates take priority over your base rate for the dates they cover. If a seasonal rate and a weekend rate both apply to the same date, Futurestay uses the seasonal rate.
Keep your seasonal periods well-defined with no gaps. Gaps default back to your base rate, which can create unintended pricing if your base rate is lower than your intended floor for that time of year. Review your seasonal calendar before peak booking season opens.
