Where to Find It
Fees are managed under Property > Pricing > Fees. Click Add Fee to create a new one. Each fee has a name, an amount, a fee type (per stay or per night), and a setting for whether it applies to channel bookings or direct bookings only.
Fee Types
The most common fee is the cleaning fee, which is charged once per stay regardless of the length of the booking. Most hosts also add a pet fee if they allow pets. You can create fees for anything you charge guests: linen service, pool heating, early check-in, late checkout, or a resort-style amenity fee if your property is part of a managed community.
Per-stay fees are charged once per booking. This is right for cleaning fees, pet fees, and any one-time setup costs. Per-night fees are charged for every night of the reservation. Use per-night fees sparingly. They’re appropriate for things like a nightly pool heating charge, but for most fees, per-stay is what guests expect and what channels present cleanly.
How Fees Appear to Guests
On your direct booking website, fees are itemized in the booking breakdown before the guest confirms. On Airbnb, fees are displayed in the price breakdown on the listing page. Transparent, predictable fees reduce booking abandonment and guest complaints. Guests who are surprised by fees at checkout are more likely to leave negative reviews, even if the fees are disclosed.
A high cleaning fee relative to the nightly rate can hurt booking conversion for short stays. If you’re seeing low conversion on 1-2 night bookings, consider whether your cleaning fee is in line with similar properties in your market, or whether a minimum stay rule is a better approach than a high cleaning fee to discourage short stays.
Channel Sync
Fees sync to Airbnb if you’re connected with Full Sync. Airbnb has a defined set of fee types it accepts, and Futurestay maps your fees to the closest Airbnb equivalent. Custom fees that don’t match an Airbnb fee type may not sync. With Basic Sync, your Airbnb fees are managed separately in Airbnb’s dashboard.
