Configuring House Rules in Futurestay

How to set up house rules for your property in Futurestay, including guest suitability, pets, safety devices, and custom rules.

Where to Find It

House rules are configured under Property > Policies > House Rules. The settings are split into a few categories: guest suitability (who the property is appropriate for), pet policy, safety and security devices, and a free-text field for any additional rules you want guests to acknowledge before booking.

Guest Suitability and Pets

The guest suitability section lets you indicate whether children are welcome, whether infants are welcome, and whether events or parties are allowed. These aren’t hard restrictions enforced at checkout, but they are displayed on your listing and help guests self-select. Marking a property as not suitable for children can actually improve reviews by setting the right expectations upfront.

For pets, you can allow or disallow them. If you allow pets, you can add a pet fee in your pricing settings (see Managing Fees). Being clear about the pet policy reduces the number of guests who ask for exceptions.

Safety Devices

Futurestay lets you indicate which safety devices are present at your property: smoke detectors, carbon monoxide detectors, fire extinguishers, first aid kits, and security cameras. Airbnb requires hosts to disclose exterior cameras. Being thorough here protects you from guest disputes and in some cases is required by your local regulations or HOA.

Marking safety devices as present also improves your listing’s completeness score on Airbnb, which can affect search ranking. If you have the devices, make sure they’re reflected in your settings.

Custom Rules

The custom rules text field lets you add anything specific to your property that isn’t covered by the standard options: no smoking indoors, quiet hours after 10 PM, no street parking, shoes off at the door. Keep this list short and focused on rules that actually matter to you. A list of 20 rules reads as anxious and can discourage bookings. Stick to the things you’d actually act on if a guest violated them.

Custom rules sync to Airbnb on Full Sync and appear on your direct booking website for all guests.
