How to connect Pricelabs for dynamic pricing that automatically adjusts your nightly rates based on market demand.

What Pricelabs Does

Pricelabs is a revenue management platform built specifically for short-term rentals. It analyzes local market demand, seasonal patterns, competitor pricing, and booking pace to automatically adjust your nightly rates. The goal is to price high when demand is strong (peak weekends, local events, holidays) and lower when demand is soft (midweek, shoulder season), so you maximize occupancy and revenue without manually reviewing rates every day.

Pricelabs is one of the most widely used dynamic pricing tools in the vacation rental industry. Connecting it to Futurestay means rate changes flow automatically to your calendar and then to all your connected channels.

This integration requires the Amplify plan.

How to Connect

  1. If you don’t already have a Pricelabs account, create one at pricelabs.co. Pricelabs charges a separate monthly fee per property.
  2. In Pricelabs, connect your Futurestay account using the integration settings. You’ll authorize Pricelabs to read your property data and push rates.
  3. Once connected, Pricelabs will map your Futurestay properties. You can configure a base price, minimum and maximum rate floors, and any customization rules within Pricelabs for each property.
  4. Back in Futurestay under Integrations > Pricelabs, you should see the connection confirmed and your properties listed as synced.

How Rate Changes Flow

Pricelabs calculates rates on its end and pushes updates to Futurestay on a regular sync cycle (typically a few times per day). Futurestay applies those rates to your calendar and then distributes them outbound to connected channels like Airbnb, Vrbo, and Hopper.

The flow looks like this: Pricelabs calculates rates, pushes to Futurestay, Futurestay updates the calendar, channels receive the updated rates.

Because there are multiple steps in this chain, there can be a short delay between when Pricelabs sets a rate and when it appears on a booking channel. For most situations this is not meaningful. If you’re trying to adjust rates for same-day or next-day bookings, log into Pricelabs directly and trigger a manual sync.

Setting Rate Floors and Ceilings

The most important configuration in Pricelabs is your minimum rate. Without a floor, Pricelabs can drop your rates very low during slow periods in an attempt to drive occupancy. Most hosts set a minimum nightly rate that covers their fixed costs (mortgage, utilities, cleaning, management fees) plus a margin.

You set these limits in Pricelabs, not in Futurestay. Futurestay accepts whatever rates Pricelabs sends. If you see rates on your calendar that look too low or too high, log into Pricelabs to investigate the logic and adjust your customizations there.

Pricelabs and SmartRates

If you’re on Amplify, you also have access to Futurestay’s SmartRates feature, which is powered by AirDNA data. SmartRates and Pricelabs both offer rate recommendations, but they work independently. Most hosts use one or the other for automation. You can use SmartRates as a reference point to sanity-check what Pricelabs is doing, even if Pricelabs is handling the actual rate updates.
