The Guest Who Comes Back Is Worth More Than You Think

Acquiring a new guest costs money. Whether it’s Airbnb’s 15-20% commission, ad spend for your direct site, or the time you invest in marketing, bringing in a first-time guest has a real acquisition cost.

A repeat guest costs you almost nothing to acquire. They already know your property. They already trust you. They already know where to book. The economics are significantly better.

Yet most hosts put nearly all of their attention into attracting new guests and almost none into retaining the guests they’ve already won. This is where a lot of easy revenue gets left behind.

The Window After Checkout Is Everything

The 48-72 hours after a guest checks out is the highest-engagement window you’ll ever have with them. The trip is fresh. The positive feelings are intact. The threshold to hear from you is low because you just had a real interaction.

This is when to:

  • Send your review request (warm, personal, not transactional)
  • Ask if they’d like to be added to your occasional newsletter for returning guests
  • Mention that they can book directly next time and skip the service fees

You don’t need to do all three in one message. A review request message with a casual mention of your direct booking site is enough: “If you ever want to come back, you can book directly through [your site] and skip the Airbnb fees.” Simple. Non-pushy. Effective.

The Returning Guest Offer

One of the most effective direct booking tools is a returning guest discount. Not a huge discount. 10-15% off for guests who’ve stayed before is usually enough to feel meaningful and tip the decision.

The mechanics are simple. When a previous guest is considering a return trip, they’re already aware of your property’s value. The discount removes the last hesitation and removes any perceived advantage to booking through Airbnb instead. A guest who saves $80 by booking direct on a $600 stay will remember that.

Building the System Over Time

Repeat guest programs don’t require a CRM or fancy software. The minimum viable version:

  3. A standing offer in your post-stay message that repeating guests get a discount when they come back

The Referral Angle

Returning guests who love your property also refer it to friends. Word-of-mouth referrals carry natural trust. Someone saying “we stayed at this cabin last summer, it was incredible, here’s the link to book directly” converts at a higher rate than any ad.

A simple referral ask works: “If you have friends who’d love this place, we’d love to have them. Here’s our booking link to share.” You don’t need a formal referral program with rewards (though that works too). Just making it easy to share the link is often enough.

Why This Matters for Platform Independence

Every repeat direct booking is one more step toward reducing your dependence on OTAs. A host with 30% of bookings from returning direct guests is in a fundamentally more stable business position than one who reacquires every guest from scratch through Airbnb.

The platforms know this too. Building your repeat guest base is the long game that makes every other part of your direct booking strategy more effective over time.
